Senior Lease Advisor
Responsible for conversion of leasing prospects and maintaining relationships to increase occupancy and customer referrals. Identifies and strives to exceed residents’ needs by providing exceptional luxury concierge style services.
Specific Responsibilities:
- Lease rental units to prospective residents.
- Answers phone and email inquiries from prospective residents.
- Meets with prospective residents to determine the type of property which will meet the prospects needs, while using innovative sales techniques to close lease sales.
- Develops and implements an effective marketing plan that achieves company goals.
- Conducts outreach marketing activity to ensure appropriate traffic levels are achieved and maintained.
- Talks with prospects to obtain all needed information to begin the application process. This includes entering all data in the computer system.
- Contacts prospect regarding the approval/disapproval decision. This includes assisting them in completing the lease application, while obtaining initial rent and deposit payments. Most importantly, schedules the move in date and any maintenance which must be completed in advance of the move in date.
- Prepares and maintains a file for each resident. This includes ensuring all information is correct and updated on a regular basis.
- Contacts residents with expiring leases to discuss renewals and encourages lease renewals.
- Takes resident calls for service or other needs while forwarding to the appropriate staff members. As appropriate, writes work orders for service, promotes good resident relations through courteous and timely response to resident needs and concerns.
- Answers outside phone calls and greets visitors.
- Prepares reports or compiles other data as requested.
- Performs other duties as assigned which are in the best interests of the company.
Qualifications:
- Previous auto sales, retail sales, or multifamily leasing experience required
- Experience with Appfolio or TenantCloud preferred
- Above average ability to communicate with clients and with co-workers both verbally and in writing
- Basic personal computer skills and ability to learn specialized software.
- Skill to convince prospective residents of the advantages of living at a community by sales closing methods.
- Ability to work a varied schedule, including weekends and some holidays as required.
- Ability to learn and comply with industry legal requirements, especially related to Federal and Local Fair Housing Laws.
- Ability to travel off-site for training courses and outside marketing.

Senior Property Manager
The Senior Property Manager coordinates the management operation of assigned properties within the guidelines of the quality standards, operating objectives, and goals established by our Investors and the property management department.
Specific Responsibilities:
- Supervise Assistant Property Managers, Administrative Staff, Maintenance Staff, and Contractors on assigned properties.
- Manage all activities relating to the operation of the property including, but not limited to: budgeting, roofing, painting, electrical systems, plumbing systems, HVAC systems, lighting systems, utility systems, security, physical safety/liability concerns, construction, parking lot repair, tenant relations, lease administration, aesthetics controls, vacancies, photo database, signage design and maintenance, and any other activities or special projects that relate to the property.
- Recruit, hire, and train qualified staff.
- Develop and maintain a qualified contractor group to provide efficient and profitable operation.
- Ensure that the policies and procedures are followed.
- Establish and enforce policies to enable the property to function according to quality standards and operating objectives.
- Manage the fiscal activities of the property: establish budgets, ensure adherence to budgets, maintain prior approval for deviations from approved budget, and invoice approval.
- Ensure adherence to our Investors emergency procedure policies.
- Establish, monitor, and evaluate financial operating results and enhance the cash flow and profits.
- Analyze processes and procedures to ensure optimum efficiency levels.
- Be knowledgeable of provisions in the standard leases and maintain a working knowledge of tenant rules and regulations. Ensure that repair and maintenance responsibilities, as well as operational agreements, are enforced as defined in the leases.
- Oversee tenant construction and property remodels as assigned.
- Work to ensure financial policies and procedures are adhered to and that conditions are positive to enhance cash flow and profits.
- Develop and maintain positive relations with tenants, contractors, local community and groups or associations.
- Maintain an environmental standard that is consistent with the standards of the company.
- Carry out other duties as assigned which are in the best interests of the company.
Qualifications:
- 5+ years experience as a property manager overseeing Class A properties
- Lease-up experience
- Takes initiative and executes with confidence on agreed upon strategies a Make it Happen person.
- Ability, resources, and willingness to travel.
- Appfolio or Tenantcloud proficiency is preferred.
Investment Property Advisors
The investment property advisor position is for licensed real estate Broker or Salespersons with extensive experience in the acquisition and disposition of rental property assets.
Expectations
- Must be a licensed real estate broker or salesperson in good standing with the local Realtor board.
- Strong interpersonal skills and an entrepreneurial, customer service based mindset (prior sales experience is a plus).
- Comfortable in phone conversations; expect to spend a portion of your day contacting property owners and buyers by phone.
- Ability to multi-task, prioritize, and take initiative.
- Willing to utilize the array of tech tools our agency offers in order to drive sales.
- Must be committed to working +40 hour weeks on a regular basis.
- Willing to work on straight commission pay structure.
Responsibilities
- Actively pursue buyer and seller leads.
- Marketing properties and working with buyers.
- Provide guidance and assist buyers/sellers throughout the entire transaction process.
- Serve as an intermediary between buyers and sellers.
- Prepare & guide clients through necessary paperwork (contracts, escrow paperwork, deeds, closing statements, etc).
- Network extensively with industry contacts (owners, buyers, community leaders, attorneys, lenders, contractors).
- Consistently expand your knowledge of real estate markets and best practices.
Maintenance Supervisor
The Maintenance Supervisor is responsible for the general maintenance of our communities. This includes performing repairs, troubleshooting, apartment turnover, and performing preventative maintenance. Maintains and improves the overall operating condition and quality of the community’s appearance.
Specific Responsibilities:
- Work with the Community Manager to ensure maintenance functions are performed properly and promptly.
- Ensure effective and timely follow up with residents, vendors and property management team on all maintenance services provided.
- Respond to all on-call emergencies in a timely manner.
- Complete and follow up on all open unresolved tickets.
- Use of general maintenance equipment including but not limited to: hand tools, ladders, landscaping equipment and required safety equipment; all equipment must be used safely.
- Inspect grounds, buildings, and other community features daily to identify required maintenance tasks, minimize liability concerns and ensure excellent curb appeal at all times.
- Retain outside contractors where appropriate and necessary and monitor work performed to ensure timely and proper completion of work.
- Work with Community Manager to obtain competitive bids for maintenance-related expenses.
- Participate in company training classes and meetings
- Follow policies relating to but not limited to fair housing, OSHA, pool and safety standards set by the company.
- Other tasks or duties as assigned by the Community Manager.
Qualifications:
- Minimum of 3 years experience in apartment maintenance including basic electrical & plumbing diagnostics/repair
- Be a team player in an atmosphere of mutual respect.
- Have a positive attitude.
- Enjoy helping and assisting people.
- Have basic tools for the trade.
- Provide a valid driver license, and have reliable transportation.
- Have the flexibility to occasionally respond to ‘off-hour’ emergency situations and resident concerns.
- HVAC certification required (CFC Universal).
Housekeeper
The housekeeper is responsible to move out cleaning and preparation of rental units for incoming guests.
Specific Responsibilities:
- Perform a variety of cleaning activities such as sweeping, mopping, dusting and polishing
- Ensure all rooms are cared for and inspected according to standards
- Protect equipment and make sure there are no inadequacies
- Notify superiors on any damages, deficits and disturbances
- Deal with reasonable complaints/requests with professionalism and patience
- Check stocking levels of all consumables and replace when appropriate
- Adhere strictly to rules regarding health and safety and be aware of any company-related practices
Qualifications:
- Proven experience as a cleaner or housekeeper
- Ability to work with little supervision and maintain a high level of performance
- Customer-oriented and friendly
- Prioritization and time management skills
- Working quickly without compromising quality
