How much does it cost?

Long Term Property Management is usually between 6-10% of collected rent. Fees vary based on size, condition, and location of your property. To get an accurate estimate, please request a quote.

WHAT DOES FULL-SERVICE MANAGEMENT INCLUDE?

Property Management fees are paid monthly based on the collected rents. Any Lease 6 months or more in length is considered a long-term lease and fees range between 6%-10% of the total lease amount. If the property is not leased while under management, the minimum fee for services of $149 per month is charged. Property Management fee includes:

  • Rent Collection and Bill Pay
  • Net Income paid directly to Owners prefer Account
  • Monthly, Quarterly, and Yearly Reporting Available
  • Annual Tax Statement (1099-misc)
  • Repairs & Maintenance Coordinated And Managed
  • Complete List of Vendors (Contractors, Plumbers, Handymen, Electricians, Lawn Maintenance, House Cleaners, Carpet & Flooring Specialists, Etc.)
  • 3 Day Notices / 30 Day Notices / Other Legal Notices
  • Available 7 Days A Week For Emergencies & Maintenance.

Additional discounted services for Property Management customers:

LEASE-UP SERVICES: If the property is not currently rented our Lease-Up Services help find, screen, and secure a new tenant for your property. Normally this service is equal to 6% of the total lease amount, however, when you contract for Property Management services these fees are reduced to $600 per lease execution and $250 per lease extension.

SERVICE CALLS: If the property requires repairs and the Manager needs to visit the property a service call fee of $75 per hour will be charged.

PROPERTY CHECKS: From time to time an Owner may require the Manager to visit the property in order to check on the tenant and the condition of the property. This service is billed at $50 per hour for property checks.

PROPERTY PREPARATION: If the property needs to be staged, cleaned or if any alterations are required prior to leasing, we can help prepare the property for rent at a rate of $75/hr. This also includes detailed Walk-Through & “Photo” Property Inspections Before/After Every Lease.

EVICTIONS/LEGAL REPRESENTATION: If the Manager is required to represent the Owner in court or assist with eviction services, the Manager can provide representation services at a rate of $135 per hour.

EVENT MANAGEMENT: Event Management services for Owners Property. The Manager will coordinate with vendors and service providers to ensure the ultimate experience for guests at a rate of $135 per hour as an Event Management Fee.
